WoSuchOrder of search results and paid placements on WoSuch

This page explains the main parameters WoSuch uses to order properties in search results, on the map and in recommendations, and which placements are paid. It is addressed to users and to business providers alike.
Unless you choose a different sort order, we rank results by two features of the listing itself: how complete it is and how recent it is.
1.1 Completeness of the listing
Each listing receives up to 80 points:
1.2 Recency
Points for the age of the listing are added: up to 14 days 20 points, up to 30 days 15 points, up to 90 days 10 points, older 5 points. For agents' listings the date of publication counts; for new-build projects, the date they were added to WoSuch.
1.3 Tiers and rotation
By their total points we assign listings to three tiers: 75 points and more, 50 points and more, and below. The tiers appear in this order. Within a tier the order is reshuffled several times a day — every six hours — so that listings of equal standing have the same chance of the top positions.
1.4 What plays no role
The standard order does not take into account who offers the listing, whether or how much commission a provider charges, how often a listing was viewed or saved, or any information about you. The order is not personalised; all users see the same order for the same search at the same time. The only paid means of influencing a listing's position is the top placement (section 3).
1.5 Which listings appear
Only published listings that are not archived appear. New-build projects appear as long as at least one unit is reported as available.
If you choose to sort by price, area or recency, we order the results by that feature alone. There are no paid placements in that case. Listings with price on request come last when sorting by price.
Providers can book a top placement for a listing against payment, in one of three packages: Premium, Plus or Basis.
On the map, the marker of such a listing is highlighted. In the list next to the map, listings with a top placement come first within their group — "In map view" or "More listings" — in the order Premium, Plus, Basis; they are not moved into the map view from outside.
The AI assistant shows its results in the standard order, including top placements.
On a listing's page we show up to eight similar listings.
Positions 3 and 6 may be taken by listings with a top placement, but only if they meet the same similarity criteria. Which listing takes these positions changes by the same rule as in section 3. They are marked "Ad".
The "Featured properties" row consists of advertising and is marked as such. It appears on the homepage of the website and on the start screen of the AI assistant in the app. Its overview page shows all ads of the row; in the app they can also be shown on the map. Every ad carries the label "Ad"; the ⓘ symbol shows who advertises and why the ad appears.
The other rows of the homepage and the providers' profile pages contain no paid placements; the standard order applies there.
Search alerts and notifications contain no advertising and no paid placements.
You can influence a listing's position in the standard order by completing it: photos, floor plan, energy certificate, price and description (section 1.1). Recency follows from the date of publication.
Against payment, only the top placement (section 3) and advertising in the "Featured properties" row (section 5) are available. WoSuch offers no other arrangements that influence the order.
